Good Morning, So if you read my blog post: on Turn key BIM to effective FM part 1: you can pick up on the story...  The Journey started when I was asked the question:  What's the best way to turn BIM models in to the most efficient use for FM? So I started thinking how can FM managers, have access to their BIM model, that is geared up for the whole life cycle of the building. Yes, I have done my research, there are many expensive applications that take BIM Models and O+M over IFC and can be hosted on a server. The problem with this is they cost whopping numbers.... xlife cycle of building... x 30 years subscription... you are looking at hefty sum.  What better way to explore this, then thinking about what FM managers actually want.  The first thing I thought about is... actually FM managers are not really BIM friendly people and are not really fans of learning new software... that being said... Efficiently communicating to clients during design and construction phases

Good Evening ,  I receive many questions on managing client expectations and effectively communicating to clients BIM status. Communicating to client / stakeholders where they stand on BIM can sometimes be an issue, if the client is not well BIM educated. What exactly do you communicate with the client? Is it how many attributes are in the model? LOD? Is the design team meeting the requirements set in the EIR or bim execution plan? Or that doesn't really matter, all procedures appear to be nonsense to stakeholders and they only want to see one result...and that is, is the design coordinated or not.  Now to get to this stage, one must come up with a clever solution to provide feedback on the design and models through a clever system, that's goes through a series of checks. Good Evening, One of the most asked questions I get from clients all of the time...What's the best way to turn BIM models in to the most efficient use for FM. Clients spend a lot of time, money and effort in BIM. How can clients be empowered to gain benefits after all of the design and construction benefits are reaped? Generally, FM should be thought about from the outset, while thinking about design and construction. The key questions should really be: - How will I maintain this building? - What platform should be used for the rest of the building life cycle? - Typically who should be maintaining? FM contractor/ tenant / landlord ? The idea would be to have a system, that allows the operation of the building maintenance to become a seamless and easy process. From PPM's to reactive maintenance.
